Upon instruction from the landlord, we will advertise the property, carry out viewings and present you with all the feedback. Once an applicant is interested in renting the property and you have given us your consent to take a holding deposit from the applicant(s), we will ask the prospective tenants to fill out a Tenancy Application Form.
Following that we use a third party to carry out referencing checks including credit checks, previous landlord and employer's references in order to ensure the tenants are suitable for letting your property. This allows the process to be as efficient and thorough as possible. If a guarantor is required we follow the same procedure to ensure their suitability.
Once everything has been returned and accepted, we will arrange a convenient date for the tenancy agreements to be signed. From this point, the tenant's details will be passed over to the landlord for the remainder of the tenancy. Please speak to one of our rental specialists for further information and prices.
In addition to the Tenancy Only Service, we also offer to landlords a Fully Managed Service where we will carry out the same procedure in finding and referencing a tenant but after the tenancy agreements have been signed we will manage the property on behalf of the landlord.
This includes an inventory (with colour photographs), quarterly inspections, handling of all monies and organising and arranging for any repairs that need to be carried out during the tenancy. We provide an extra service to landlords, which include all of our Fully Managed Service but also includes a No Excess Rent Guarantee.

Tenancy Only Service – 75% +VAT of the first months rent (subject to a minimum of £480 - £400 +VAT)
Fully Managed Service – 75% +VAT of the first months rent (subject to a minimum of £480 - £400 +VAT) and then
12.5% +VAT Monthly charge for Platinum Management (To include rent guarantee insurance)
10% +VAT Monthly charge for Standard Management
Lease Renewal and Inspection Fee £120 (£100 +VAT)
A Newfield Estates agent will inspect the property on your behalf and complete a recommendation to the landlord to renew your tenancy based on this and your term requirements.
To move into the property, the applicant is required to pay the following:
Equivalent of one weeks rent holding deposit. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.
Then the initial monies due on the day the applicant moves in are:
First months rent
Damage Deposit (the same amount as the rent) The damage deposit will be either sent to the landlord to lodge with their chosen deposit protection scheme or Newfield Estates will lodge the deposit with the Deposit Protection Service custodial Scheme.
VAT is charged at 20%
